One of the interesting things about inspecting an older Massachusetts home is seeing how much of the original building is still doing its job. Board roof sheathing is a good example. Before plywood and oriented strand board became standard, roof decks were commonly built with individual wood boards fastened across the rafters. In many homes, those boards have supported several generations of roofing and remain in service today.
The presence of board sheathing is not, by itself, a problem. It is an older construction method that can bring real benefits: substantial sawn lumber, localized repairability, and, in some original assemblies, more opportunity for air movement and drying. The important questions are whether the boards remain generally sound and supported, how previous roofing layers changed the original assembly, how the attic is insulated and ventilated now, and what the next roofing project may reveal once the covering is removed.
What Board Roof Sheathing Is
Board roof sheathing, sometimes called plank decking, is the layer of individual wood boards installed over the roof rafters and beneath the roofing materials. The boards create the working surface that supports underlayment and the roof covering while helping transfer loads back to the framing below.
In older New England construction, the boards may vary in width, spacing, species, and finish. Some roofs have boards installed close together. Others were built with more deliberate spacing, particularly when the original roof was wood shingles or shakes. Later owners may have installed asphalt shingles, new sheathing panels, or localized repairs over portions of the original deck. That history matters because the attic view may show only the underside of a layered assembly.

Why Old Boards Are Not Automatically Defective
Older materials should be judged by condition and performance, not by whether they match current production methods. Many board-sheathed roofs are substantial assemblies built with dense, dimensionally stable lumber. Individual boards can often be repaired locally instead of forcing a full-deck replacement. Minor gaps, irregular edges, old nail holes, or visual differences from modern panel sheathing can be ordinary features of the construction.
What matters is whether the deck still provides a reasonably continuous and stable substrate for the roof system above and whether the roof and attic still have a coherent way to manage moisture. A home inspection can often identify visible patterns that support that judgment, but it cannot certify the concealed upper face of the boards, guarantee how every board will perform when the existing roof is stripped, or prove that an older incidental drying path will remain adequate after the assembly is changed.
Why Older Board Assemblies Often Had More Drying Potential
In the field, board roof sheathing often appears in homes that also have board wall sheathing, plank subfloors, plaster, and fewer continuous membranes than a modern house. People sometimes say these homes “breathe better.” That phrase can be imprecise, but there is a real building-science point behind it. The assemblies generally allowed more incidental air movement and had more drying potential. They also lost more heat, which was inefficient, but that heat and air movement helped wet materials dry more readily.
Spaced roof boards may also reflect an original wood-shingle or shake roof. Open sheathing provided fastening and air circulation behind the wood roofing, helping those materials dry. After later layers of felt, asphalt shingles, ice-and-water membrane, or continuous panel sheathing were added, the roof no longer behaved exactly as it did when it was built.
This is not an argument for leaving an old house drafty or under-insulated. Uncontrolled air leakage can waste energy and carry indoor moisture into a cold attic. The point is that insulation, air sealing, reroofing, and ventilation have to be treated as one system. When one layer is tightened or made less open to drying, the moisture balance should be reevaluated rather than assumed.
What an Attic Inspection Can Actually Reveal
Massachusetts home-inspection standards require evaluation of exposed, readily accessible, and observable roof framing components, including visible roof sheathing. From an accessible attic, an inspector may be able to review the board layout, connections at rafters, localized splits, displacement, staining, daylight, previous patches, and visible deterioration. The attic can also show whether later insulation blocks eave areas, whether exhausts terminate properly, whether deliberate intake and exhaust ventilation exists, whether equipment or ducts affect the space, and whether panel overlays or membranes changed the original drying pattern.
That view is useful, but it has limits. Roofing underlayment and shingles conceal the top surface. Insulation, storage, finished ceilings, low-clearance areas, and inaccessible roof sections can reduce visibility from below. A dry attic on inspection day also does not establish that the roof has never leaked. Inspection findings should describe the visible evidence, explain its significance, and identify what remains unknown.
Conditions That Deserve Closer Attention
The board construction itself is rarely the main concern. Attention increases when the visible condition suggests that the deck may no longer be performing uniformly or when the roof history is uncertain. Examples include boards that are broken or displaced, repeated openings with weak edge support, active or substantial moisture staining, soft or deteriorated wood, sagging between rafters, extensive patching, or daylight where the roof assembly should be closed.
These conditions do not all carry the same weight. An isolated split near an old penetration is different from widespread deterioration or movement. The right recommendation depends on extent, location, current roof condition, and whether the concern can be resolved visually or requires direct access during roofing work. When cause, concealed extent, or repair scope cannot be established, further investigation by a qualified roofing contractor or structural professional is more useful than guessing from the attic floor.

Why Reroofing Is the Best Time to Evaluate the Deck and Ventilation
A roof replacement creates the best opportunity to evaluate the sheathing directly because the covering and underlayment are removed. The roofing contractor can see the top face of the boards, probe questionable areas, confirm whether the deck provides suitable fastening and support for the selected roof system, and identify repairs before new materials conceal the surface again. It is also the right time to decide how the attic will manage air and moisture after the roof deck is altered.
That does not mean every older roof needs a complete plywood overlay. Some projects may require only localized board replacement. Others may benefit from panel sheathing where board spacing, condition, fastening requirements, or the selected roofing system make a more continuous substrate appropriate. That decision belongs in the roofing scope after the deck is exposed and evaluated, not as an automatic conclusion based only on the age of the house.
If large board areas are replaced or covered with continuous panel sheathing, however, the project can reduce incidental air movement and drying paths that existed through the old board layout. Many older homes do not have a conventional soffit-to-ridge ventilation system because they were not built around that modern package. Closing the deck without deciding how the attic will now dry can change the moisture behavior of the roof.
The reroofing plan should establish the intended assembly. A vented attic needs a clear, protected route for outside air to enter low and exit high, or another deliberate ventilation strategy suited to the roof geometry. An unvented attic is a different assembly and must be intentionally coordinated with insulation, air control, vapor control, and condensation risk. The weak approach is an accidental hybrid: a tighter roof deck, more insulation, blocked eaves, and no clear ventilation or drying plan.
Air sealing at the attic floor is also part of the equation. Adding insulation without controlling indoor air leakage can make the roof sheathing colder and slower to dry while warm, moisture-laden air continues to reach it. Adding vents without addressing the leakage source can miss the real problem. The goal is not simply more ventilation. The goal is one coherent assembly.
Practical Due Diligence for Buyers and Owners
For a buyer, the goal is to understand the visible condition and the likely decision points ahead. Ask about the age of the roof, prior leaks, major repairs, and whether permits, contracts, photographs, or warranties are available. Ask whether the roof was converted from wood shingles, whether panel sheathing was installed over the boards, whether ventilation was added or removed, and whether spray foam or major attic-insulation work changed the assembly. If the roof is near the end of its service life or visible deck concerns are present, obtain a roofing evaluation that addresses both the covering and the substrate expected beneath it.
For an owner planning a reroof, the contract should explain how damaged decking will be identified and priced, whether an allowance is included, whether a panel overlay will change the attic-ventilation plan, and how unexpected conditions will be documented before they are covered. This is where construction sequencing matters. Once tear-off begins, the crew needs a clear process for stopping, showing the condition, agreeing on scope, coordinating ventilation or insulation changes, and completing repairs without improvisation.
These houses do not need to be forced into one standard detail. Some do not have conventional soffits. Others have dormers, low-clearance eaves, finished roof areas, or mechanical equipment that complicates the usual ventilation approach. The correct plan may require coordination between the roofer, insulation contractor, and a building-envelope professional who understands older construction. The objective is to improve the house without removing a useful drying path and creating a new moisture problem.

Board roof sheathing is part of what makes many older Massachusetts homes interesting, durable, and repairable. In some original assemblies, the board layout also contributed to air circulation and drying. It should be understood before it is criticized, removed, or covered over.
