Question 1

How much do you charge?

Accepted Answer

Starting prices are on the Pricing page. The size and age of the home are big factors in the fee: older homes and very large houses cost more. For that fee you get a detailed inspection and a thorough written report.

Question 2

How much time does a home inspection take?

Accepted Answer

For a typical single-family home, I schedule at least 3 hours. A larger home, complex systems (multiple units, additions, detached buildings) or special inspections (stucco, mold, chimneys) take more time.

Question 3

When are you available?

Accepted Answer

I can often do same-day or next-day inspections, depending on my calendar. The fastest way to book is online. During business hours you can also call, and we’ll find a time that works for both of us.

Question 4

Can I be there for the inspection?

Accepted Answer

Yes. I encourage you to come, especially for the major systems. Being there lets you see what I see, ask questions as we go, and better understand the condition of the house.

Question 5

When will I receive the home inspection report?

Accepted Answer

I email you a link to the full report within 24 hours after the inspection. It has photos, written descriptions, clear action items and any safety concerns.

Question 6

What do you inspect?

Accepted Answer

For a buyer’s inspection, I examine the major systems and components: foundation, structure, roof, electrical, plumbing, heating and cooling, and more. I cover what could materially affect your safety, comfort or investment.

Question 7

Do you offer repair estimates?

Accepted Answer

No. The inspection identifies defects, hazards, maintenance issues and needed repairs, so you can decide whether to get bids from contractors. If it helps, I can point you to resources or explain what typical repair costs might be.

Question 8

Do you inspect commercial buildings?

Accepted Answer

Yes. I inspect a wide range of commercial properties: offices, restaurants, churches, apartment buildings, warehouses and more. The scope is similar to a home inspection, with attention to business-use systems, occupant safety, accessibility and local code compliance.

Question 9

Are you licensed?

Accepted Answer

Yes. MA Registered Home Inspector #739, RI Home Inspector #44255, and ASHI Certified Inspector #253088.

Question 10

Will you get on the roof?

Accepted Answer

Yes, when it’s safe. I carry extension ladders for two-story roofs and set up in more than one place as needed. If a roof is unsafe to walk or out of reach, I inspect it another way: from the ladder with binoculars, or with a drone.

Question 11

Do you offer mold testing inspections?

Accepted Answer

No. When I see possible mold, I refer you to certified mold inspection specialists, who can test for it, find its source, and tell you whether it’s cosmetic or a sign of a larger moisture problem.

Question 12

Everything is covered in snow. Can you still inspect the house?

Accepted Answer

Yes. Snow does limit what I can see: when it covers roof surfaces or siding, I can’t fully evaluate those materials, and it can make walking the lot harder or hide exterior damage. I don’t charge extra for inspecting in snow.
