Transaction Advisory Review

The role of the home inspection is changing again in Massachusetts. After several years of competitive market conditions where inspections were often waived, shortened, or pushed to the side, agents and clients are once again navigating inspection findings, repair requests, disclosure questions, HOA materials, and building-condition concerns with renewed importance.

For agents who have not had the opportunity or need to build a strong working relationship with an experienced inspector, this kind of support can be especially valuable. Inspections Plus provides limited-scope advisory review when agents or clients need practical building context during a transaction — even when we are not performing the original inspection.

This may include review of third-party inspection reports, photographs, repair claims, seller-side concerns, condo or HOA board materials, capital improvement discussions, and specific construction or property-condition questions.

Transaction Advisory Review also allows broader construction experience to be brought into the discussion in a way that is distinct from a standard home inspection. As a licensed home inspector and Massachusetts Unrestricted Construction Supervisor, Stephen Gaspar reviews available information with both inspection judgment and practical building knowledge. After nearly 4,000 residential and commercial transactions, that experience helps agents and clients better understand what the information appears to show, what may be typical, what may be overstated, what may be incomplete, and what may require further evaluation.
